As I begin my term as your 2004 Chapter President, I would be remiss if I did not acknowledge those who continue volunteering their time and expertise to provide you, the membership, with a quality association. Lou Nimkoff, Mike McConnell, Scott Pollock, Robin Stinson, Mez Birdie, Jane Bolluck, Eddie Lisboa, Jay Schoonover, Pedro Vermales, Christian Engle, and the Chapter Administrator - Meridythe Kanaga , all have over the years been your mainstay in guiding Central Florida Chapter #60. Lou, Mike, Scott, Robin, Mez, Eddie, and Christian will continue their involvement in 2004. To Jane, Jay, and Pedro, a hearty thank you for all the time and effort you contributed over the years. You will be missed. I look to new volunteers who would like to be part of a team of professionals coming together to keep a quality association growing. Some new faces in 2004 are: Gina Dole – ARM Chair; Nancy Lovell – Education Chair; and Ann Reisch – Secretary/Treasurer . Please call me if you desire a unique experience and networking opportunity.

My focus this year is to concentrate on the IREM educational opportunities by introducing them to companies who otherwise have not heard of IREM, or did not know that IREM Chapter 60 provides excellent training opportunities. There is no other workplace issue on which so much money is spent with as little accountability as training. It is certainly understandable why companies are leery to spend thousands of dollars for staff training not sure what they are getting in return. In today’s competitive and volatile market, managers can no longer approve spending without substantial justification to support their spending decisions. With this increase in pressure to justify their training expenditures, companies should be looking for ways to justify and quantify training. By taking IREM courses, you can see a direct correlation between training and the ROI by changes in occupancy, increased NOI, increased moral, employee retention, better customer service, and more time for your company leaders to concentrate on the investment’s short/long term fiscal planning. IREM courses reduce the amount of time gathering information and measuring training thus eliminating “paralysis by analysis” by focusing on direct property management industry training. Some industry publications are predicting a turnover rate of 57% for site staff and 27% in the corporate staff for 2004. One of the main reasons for this high turnover is that the company they work for does not see the need for education and training. I encourage everyone to get the most out of your employees by providing them the opportunity to participate in the 2004 IREM educational programs to become the trained professional needed to improve your bottom line.

Economic Forecast

What does the future hold for the world of property management and financing? Ever wish you could gaze into the future? Imagine the strategic advantage, not to mention the financial advantage, of knowing exactly when or where to sell or buy; whether to outsource or simply reorganize internally; refinance or hold solid.

While crystal ball sales might be non-existent, your local chapter is stirring up its own version of wizardry. We cornered some of the best minds in the industry to find out where they think the hot spots will be and what 2004 will bring us in opportunity and challenge. Some of these “wizards” are well established names in our area, others are folks immersed in the day to day operations of producing the best “bottom line”. All will offer fascinating insights about the future of commercial, office, industrial and multi-family ownership and management.

All members and Friends should be receiving their 2004 dues or fees invoice in December that are due by 1/31/04 and considered late as of 2/1/04. Along with your invoice is a form to fill out the information that you want to see in the published directory and the website directory. We must receive payment of your invoice no later than February 28, 2004 to insure your name to appear in our directories.

Do you want to be the best apartment manager in the Central Florida region?

Then you must be trained by the best. Our chapter is hosting “Successful Site Management” course (RES 201) and not only do we want to help you become the best; we also want to make it financially feasible. That's why we are offering a scholarship to one lucky person.

To be eligible you must meet the following criteria:
• must be employed at a residential property within the regional boundaries of our Chapter;
• the property must have at least 150 apartment units;
• must obtain 2 letters of recommendation; one from your current employer and one from a vendor or an individual from our industry;
• your employer must provide us with a letter stating that you are not eligible to receive any type of education reimbursement for this course;
• you must provide us with a short statement indicating why you should be the recipient of this scholarship;
• you must attend the meeting in which we will be awarding the scholarship

There is only one catch. You must apply by June 1, 2004. We cannot make it any easier. If you are interested in applying or if you have any questions, please email me at

2003 Member Awards

At our November annual installation dinner, our chapter had the privilege of honoring three members for their outstanding achievements to our chapter over the past year. Nancy Lovell, ARM received the ARM Member of the Year; Eddie Lisboa , received the CPM Candidate of the Year, and Steve Jankowski, CPM , received the CPM of the Year. Congratulations to all three of these members.

This year Nancy will be our Education Committee Chair, Eddie will again chair the Minority Outreach Committee, and Steve is our new 2004 Chapter President. Our chapter would not be in the top chapters nationally, if it were not for volunteers like these three plus all of our other volunteers. Thanks for a great year!
