It is pretty common for politicians to ask
“Are you better off today than you were a year ago?”
I am not running for reelection but I am pleased to
tell you that your Chapter membership is more valuable
today than it was a year ago and in that regard there is
no question that you are better off. Sure I would like to
claim credit for the Chapter’s growth and improvements but
the credit belongs to the many members who have taken
leadership roles and worked very hard to create value for
our entire membership.
The Chapter membership is growing, attendance
at meetings has increased, new benefits and services to
members include a library of leading industry
publications, a job bank service, and a range of
educational and program offerings that appeal to all
segments of our membership. The Chapter has prepared
a long-range plan to keep us focused on improving member
value, our financial footing is sound and we have a
Chapter Administrator who does an excellent job of keeping
us organized and providing good service to our
members.
Let me tell you about some of the people who
in this last year have contributed so generously to the
success of the Chapter.

We all have much to be thankful for this
year, especially that we don’t live in the DC area.
The IREM Chapter has decided to give something back
and we are asking everyone attending the November lunch to
make a contribution to the IREM Foundation, which will be
matched up to $250 (total) by the chapter, and another
$250 by a private party. Therefore, if you give $5, a
total of $15 goes to the Foundation. Give $20 and 60 goes
to the Foundation. It’s like getting triple airline miles!
Please bring your checkbook and make a
difference to your industry. Besides awarding
scholarships, the Foundation underwrites research into

Steve Jankowski nearly single handedly
underwrote the Chapter’s educational program by enrolling
numerous employees in the IREM classes and then
encouraging and supporting them to earn one or more
designation. Robin Stinson worked tirelessly producing the
Chapter’s educational courses and earned outstanding
reviews from the students. Scott Pollock produced another
outstanding charity golf tournament and also spent
considerable time and effort working with new members. Jay
Schoonover grew the ARM membership to an all-time high and
produced a 2 ARM sponsored functions, a Chapter first.
Jane Bullock, camera always in hand, took
pictures and produced the Chapter newsletter and took the
lead in creating the newsletter’s new and improved look.
Lou Nimkoff, while also serving as the Regional VP, filled
in wherever needed and among other things made sure we had
plenty of IREM60.org coffee cups and was also the driving
force behind the Chapter library. Mez Birdie saw to it
that the Chapter met its Income and Expense submittal
goals and as always, filled several other needs. Pedro
Vermales assisted Robin with the educational program and
also earned outstanding reviews from students. Chuck
Mitchell kept us all well informed of the antics and
activities of the State Legislature.
Teresa Clark generously provided at no
charge, classroom facilities for all of our courses.
Caroline Cassity, Sue Harker and Steve Buck made
outstanding presentations at our successful Industry
Forecast Forum. David Pierce granted the Chapter a formal
role in the Commercial Real Estate Society (CFCRES). Our
Chapter Administrator, Meridythe Kanaga did a great job
running the business of the Chapter and willingly took on
additional responsibilities whenever needed. Steve
Patterson graciously hosted a membership tour of the
Waverly. Doug Chasick gave us a fun and informative
Apartment Doctor presentation.
These are just some of the people who stepped
up and contributed to the Chapter’s success. There are
plenty of others and although I did not mention them all
by name your support is sincerely appreciated and I thank
you for your efforts. Because of all of you, it has been a
fun year for me and I thank you so very much for allowing
me to serve as your President.

The November 12th meeting for Central Florida
Chapter of IREM will include the installation of our new
2003 officers, Robin Stinson, CPM, President, Steven
Jankowski, CPM, President Elect, and Caroline Cassity,
CPM, Secretary/Treasurer, Presentations of Designations,
Awards and Special Recognitions. Our annual yearend
entertainment will feature a comedy duo team of Stella
& Stanley Stankowski. We think you will enjoy a
program filled with fun and laughter. You won’t want to

On October 17th the ARM committee sponsored
a tour of the Echelon Uptown. The Uptown is
Orlando's newest urban style community. We were
pleased to have thirty guests spend the evening touring
and networking for this event. Doug Chasick, CPM, the
Apartment Doctor, gave a short talk on Customer Service or
the lack thereof. Doug's humor and wit was truely
enjoyable and enlighting.
A big thanks to staff of the Echelon at
Uptown and Doug Chasick for making this an enjoyable
social for everyone there.

• Steve Jankowski reported that the Chapter
continues to operate within its budget. He further
reported that 13 members would be dropped from the
membership roll by year-end for non-payment of dues. Most
of these individuals have left the property management
business.
• Robin Stinson reported IREM HQ has
approved the Chapter’s 2003 Course schedule. Discussions
are underway with the Florida Association of Realtors
(FAR) to use their classroom facilities for all Chapter
courses. The Regionally sponsored courses will all be held
in Orlando at the FAR building.
• Scott Pollock announced Teresa Clark has
fulfilled her CPM candidacy requirements, Angela Phillips
has been approved for her CPM designation and will receive
her certificate and pin at the November meeting and Nancy
Goldenberg has been approved as a Candidate.
• Jay Schoonover reported Margarita
Archilla and Karina Santos have been approved as ARM
applicants and Brandie Erisman. He also announced that a
fast track ARM course for individuals with the CAM
designation would be offered in February 2003 in
conjunction with the RES201 class.
• An ARM sponsored tour of Echelon’s new
downtown community will be held on October 17. Doug
Chasick, the Apartment Doctor, will be the featured
speaker.
• Special Comedy entertainment will be the
program for the November meeting. The annual Industry
Forecast Forum will be held in January and discussions are
underway to rename this event.
• Jane Bullock discussed the proposed
newsletter improvements and a consensus was reached on a
design. Since the newsletter is in transition to the new
format it was decided to cancel the October newsletter and
roll out the new and improved newsletter in November.
• Council Members agreed to mentor CPM
candidates and a management plan library was
established.
• The board held a work session to plan the
Chapter’s 2003 budget. It is anticipated that there will
be no increase in annual dues.
