A WORD FROM THE PRESIDENT......

The stock market continues to go south and everyone is searching for a good investment. Money is rolling into real estate and while that is good for our business, ironically, an oversupply of capital may be too much of a good thing. So unless you are going to bury your money in your backyard, what can you do? Honestly, I am searching like everyone else but I can give you one very good investment tip that I know has provided me with outstanding returns.

Invest some time in our Chapter and I guarantee you will earn a return that exceeds most investments. I know you are busy…everyone is. In the last few years we have seen a definite trend to reduce property management staff size and so nearly everyone is required to carry a heavy load these days. So how can you be expected to squeeze out even an extra hour or two a month to devote to IREM activities? I know you may be skeptical but try it. I am confident that if you accept this challenge you will find that your investment of time will reap strong dividends.

We need your participation in one of the Chapter’s Committees and Committee membership does not require a major commitment. There are relatively few meetings and you can always participate by phone. Each Committee undertakes various projects and you can work on one or all of them. For example, the Education Committee produces several classes each year and as a Committee member your contribution can be to assist with producing just one of those classes. Or if you belong to the Membership Committee, you might be a greeter at one of the Membership meetings or a mentor to a Candidate. A Program Committee member may assist with the production of one of the membership meeting programs. The point is that Committee responsibilities are not overwhelming and nearly everyone can carve out enough time to participate.

The Chapter Committees do the work of the Chapter and can be the difference between a good organization and a great organization. It is pretty simple…just do the math. Many people doing a little work will accomplish much more than a few people carrying a heavy load. And, if we have great programs, plenty of seminars, educational courses and networking socials every member benefits. The Chapter has enough members so that the work can be shared among many people. In fact we now have 172 members broken down as follows: 99 CPM’s, 31 Candidates and 42 ARM’s.

The Chapter needs you, and I invite you to pick a Committee and join today. Call or email Meridythe Kanaga, Chapter Administrator, or me and tell us your Committee selection. Don’t put it off; we need you so call today.

Here is some general information about the Committees to help you make your choice.

Education: Determines annual course/seminar schedule and produces each one.

Membership: Recruits new members, mentors Candidates and new members, encourages member participation, assists with member socials and provides member recognition.

Program: Determines the annual membership meeting program schedule and produces each program.

ARM: Recruits new ARM candidates, assists each candidate and produces programs/seminars focused on issues of specific interest to ARMs.

Newsletter: Produces the Chapter’s monthly newsletter.

Friends: Recruits new members, communicates with and provides benefits to existing Friend members.

Golf Tournament/Community Service: Produces annual charity benefit Golf tournament and organizes other events to support deserving charitable organizations.

Minority Outreach: Recruits and encourages minority membership.

“This Land is Your Land"

Many thanks to those who registered early for our upcoming Anti-terrorist seminar! Unfortunately, due to scheduling conflicts we will be rescheduling the seminar. All registrants who have paid will be receiving a full refund at this time and will be given preferential consideration once our new date is determined.

SUMMARY OF EXECUTIVE COUNCIL MEETING

July 10, 2002

  • A discussion was held regarding CPM Candidates and ideas for assisting them and increasing their involvement in Chapter activities. It was decided that the Executive Council members will conduct a telephone survey of all Candidates, Anne Reisch will prepare a summary of education courses needed by our Candidates and a Management Plan data base will be established.
  • 15 students attended the Maintenance 201 course (Managing Maintenance Operations) held on July 19 and 20.
  • The Finance 201 (Budgeting and Accounting for Managers) course will be held in Orlando on August 28 and 29.
  • The education schedule for 2003 was discussed and a preliminary schedule was approved. Input from the Candidate education summary will be used to finalize the schedule. The schedule must be completed and submit to IREM National by August 15.
  • Robin Stinson announced the anti-terrorism seminar would be held on Tuesday, August 20. The cost of the all day seminar will be $149 for members and $199 for non-members. The cost includes lunch and IREM’s newest publication, Preparing for Terrorism: A Property Manager’s Guide. Orlando’s Anti-Terrorism Task Force will help plan the course and supply several of the featured speakers.
  • The program topic for the September membership meeting will be Toxic Mold. Lou Nimkoff will secure the speakers. Mike McConnell announced that he had found an expert who presents half day and full day seminars on dealing with Toxic Mold. We will gauge the members’ interest in this type of seminar and perhaps hold it next year.
  • Wallick Construction (Bruce Wallick) was approved as a Friend of IREM.
  • Jane Bullock announced that she and Mike would meet with a potential newsletter publisher next week.
  • Amendments to the Chapter Bylaws, providing for the elimination of several membership categories (Inactive, Medical, Hardship, Lifetime) were approved. The Governing Council approved these amendments in May and the Chapter was required to approve them.
  • Nominations for CPM of the Year, Candidate of the Year and ARM of the Year will continue to be received until August 15.
  • Peter Lee of China Town Development in Orlando was approved as an Associate Member.

Nominations are now being accepted for the 2002 CPM of the Year, CPM Candidate of the Year and the ARM of the Year. These prestigious awards will be presented in November to the individuals who have made outstanding contributions to the Chapter, the real estate management profession and the community. Nominees will be announced in August and the winners selected by a secret ballot vote of the general membership. Please submit nominations prior to August 15, to Meridythe Kanaga, CPM, Chapter Administrator (admin@irem-centralfl.org).


2003 CHAPTER OFFICER NOMINATIONS and ELECTION

The election of Chapter officers will be conducted at the next membership meeting to be held Tuesday, September 10, 2002.

IREM Members Receive Discount at CompUSA!

Dave Treweek, a business sales consultant at CompUSA was one of the speakers at the July membership meeting. In addition to showing us some of the latest Techno gadgets, Dave announced that IREM Chapter members would now receive Corporate Discount Pricing on any items purchased at the CompUSA’s, Altamonte Springs store.

Dave explained that Corporate Discount Pricing is based upon the price margin of the specific product and is not tied to a specific percentage. As an example, margins are very thin on computers, printers and monitors so the discount will be less than on higher mark-up items such as various peripherals like a wireless TV monitor. The corporate discount will not apply to sale or already discounted items.

To receive the Corporate Discount Pricing, go to the Business Sales desk at the Altamonte Springs store and ask for Dave Treweek. Even if Dave is not there, identify yourself, as a member of IREM and you will receive the Discount.
