NEWS FROM THE PRESIDENT......
We
are very fortunate to have IREM’s National President, Ed Boudreau,
as our special guest at the next membership meeting scheduled for
Wednesday, March 13th. Ed will lead a panel of property
management experts in a forum on the current state of our
business. This is the Chapter’s annual Industry Forecast
Program and is guaranteed to be an outstanding meeting.

How has the way you do business changed since you started
in the property management business? This question occurred
to me the other day as I was driving down the road checking voice
mail messages left on my office phone. It wasn’t all that
long ago that when you were in your car you were mostly out of
reach and the only communication was one-way via a pager.
OK, maybe that illustration dates me somewhat but I think you will
agree that technology has dramatically changed the way we do
business. Computers, palm pilots, cell phones etc. have all
served to make me more productive. How about you? Do
you agree?
I
am always hearing about new software or new hardware that
automates a function that I am currently doing with a pencil or
some other outdated method. I am sure I am not unique in
this and I would like very much to hear from you on this
topic. How do you use technology in a way that makes you
more efficient and productive? Do you have a Blackberry (I
am not even sure what those are!), do you pay bills and/or collect
rent using automated funds transfers, do you communicate with
tenants via the internet, do you receive and organize maintenance
requests using computerized maintenance software, do you use an
extranet, do you do accounting or other functions using an asp.,

IREM PRESIDENT TO ATTEND MARCH
MEMBERSHIP MEETING
Edward H. Boudreau,
Jr., the National President of the Institute of Real Estate
Management, will be the Chapter’s special guest at the next
membership meeting set for Wednesday, March 13. President
Boudreau will provide an update on current IREM activities and
will participate in the Chapter’s annual Industry Forecast
Program.
Ed is president of
Capital Consultants Management Corporation, a 26-year-old property
management firm specializing in community associations and
headquartered in Dallas, TX. His company manages more than
160 communities and maintains regional offices in Phoenix, AZ and
Myrtle Beach, SC, with additional operations in Austin, TX,
Celebration, FL, Charleston, SC, Columbia, SC, Emerald Isle, NC,
Las Vegas, NV, Santa Fe, NM, and Wilmington, NC.
Our Chapter is
fortunate to have President Boudreau visit and participate in our
membership meeting. Take advantage of this opportunity to

LEGISLATIVE
UPDATE
Chuck Mitchell,
Chairman of the Legislative Committee, spent last week in
Tallahassee. Here is his update on some of the issues that
concern the Property Management business.
Wind storm insurance -

Sales Tax - House
slams new Sales Tax 99-0 but the issue just won’t go

Liability Insurance -
HB 1545 passed the House Judicial Oversight Committee last
week. The purpose of this legislation is to correct a
serious problem in the case law that places the burden of proof in
certain slip and fall cases on the defendant (property
owners).
Worker's Comp
Insurance - The House Insurance Committee approved a proposed
committee bill PCB 2 that would make comprehensive changes to the
worker's compensation. The changes are supported the Florida
Chamber and Business Coalition.
Other issues under
consideration: Allow brokers to place a lien on properties
for unpaid real estate commissions. Implementation of new
statewide standard building code deferred to March 1, 2002 from
January 1, 2002. Allow residential brokers to pay
commissions on deals to unlicensed persons.

That’s right, it is
only a couple of months until this year’s annual charity golf
tournament. Once again Champion’s Gate will be hosting the
event and it will be held on Friday, June 7th. Registration
will start at 7:30 am followed by a shotgun start at 8:30
am. Continental breakfast is included with the registration
fee and will be served on the veranda of the newly completed
clubhouse. After a challenging day on the INTERNATIONAL
course we will meet back at the clubhouse for lunch, awards, and
more.
For those of you who
have never played on a links style course, this will be an
adventure! Come to think about it, even if you have played
this style course before, it will be an adventure!
In addition to all of
the golfing fun, we will have a great list of raffle prizes and
several items for auction. Please mark your calendar and
plan to be part of our continued support of the Arnold Palmer

GOOD THINGS FROM IREM
NATIONAL By Lou Nimkoff, CPM, CCIM Region 4 Vice
President
IREM’s Executive
Committee met last week in San Diego just before the Asset
Management Symposium started. There are so many good, new
things happening and for the first time and many years, there is a
really positive feeling about the future of the
Institute.
After years of
thinking that IREM was doing a good job at marketing, the
realization was made that they weren’t really sure how they were
doing. Therefore, Mary Van Sheltema was hired several months
ago to reorganize the department and she is great. She has
introduced “Value Driven Marketing” to support each of
IREM’s products and services. Methods are being developed to
measure the success of each plan. I truly believe she will
significantly increase the effectiveness of the IREM marketing
plan, which will increase the value of your
designations.
A “Knowledge
Management System” is being investigated to allow IREM members to
share knowledge electronically to increase your effectiveness and
value of the Institute on a day-to-day basis. $500,000 has been
budgeted for 2003 to create this program.
To address the needs
of property managers to know more about technology, IREM is
working with NAR to create an “e-pro” certification program
customized for property managers to learn more about Excel,
PowerPoint and the Internet.
All this, with no dues
increases this year or budgeted for 2003! This really is an
exciting time to get more involved with IREM, both locally and
nationally. I urge each of you to try and find some time to
invest with IREM. It will be a wise
investment.
