 President's Message

Dear Members,

Having just returned from Ire’s Leadership Training Conference inHouston, I continue to be inspired and encouraged about what we can accomplish as a group of industry professionals who come together for the benefit of our professional careers. As an added bonus, we make many friends along the way both personally and professionally. I have to say that serving as your president this past year has certainly been a professional highlight for me, and I look forward to supporting Pedro Vermales, your incoming president, as well as the chapter as we begin thinking about and discussing our plans for the coming year.

Each of you should have already received a personal invitation from Pedro to participate in the upcoming annual planning session that is scheduled for the afternoon of Friday, September 29th. I would like to encourage each of you to attend this session to share your perspectives, thoughts, interests and ideas, which will shape the direction of our chapter's goals and plans for the coming year. All members and FRIENDS are welcome to attend! Our outgoing and incoming leadership teams will be there along with other interested members. Pedro tells me that he will present ideas that will enable other members to get involved on more of a project basis rather than committing to an ongoing responsibility associated with a committee throughout the year.

I hope that you will be able to attend this casual meeting, where we can exchange thoughts and ideas. We need to hear from you to learn what we can do to make our chapter more meaningful and valuable to you as a member! Pedro has graciously invited us to his house for lunch beforehand, and maybe if we ask, he will offer us cocktails afterwards! If you can join us, please let Meridythe or Pedro know, so they can plan accordingly. I hope to see you there!

 Condo Conversion Reverts

The once skyrocketing price appreciation for housing has waned, and with that transition, the condo-conversion market has slowed.

Developers who once considered converting rental apartments to condos are reverting the spaces back to apartment rentals. Michael Cohen, a research strategist at Property & Portfolio Research, Inc., aBostonreal estate analysis firm, refers to the reversions as "repartments".

While conversions still far outnumber reversions, a trend is developing as condos aren't selling as fast and developers attempt to recover some of their investment.

With more rental apartments coming back on the market, higher rental rates might subside.

 Congratulations Maritza!

We are pleased to announce that Maritza Burgos is our scholarship recipient for 2006. The award entitles her to take the course “Successful Site Management” RES201 free of charge. The regular price for the course is $645.

She is the Property Manager of Stonemill Run Apartments inOrlando. She is new to our industry. Her experience includes managing single home residential properties, and she has 10 years as the Collections Manager at the Wyndham Condado Plaza Hotel & Casino.  Insurance Crisis

As many of you know, insurance premiums have been skyrocketing, and that's the good news. The bad news is that it's only skyrocketing if you can even get coverage.

For the past several years, IREM has been lobbying inWashingtonto create a federal backstop (reinsurance, of sorts) to stem losses of insurance companies in the event of a natural catastrophe. Hopefully, this would ease the insurance crisis. To gather testimonials on what has happened, we'd like our members to tell their stories on a newly created section in IREMFirst.  Accepting Nominations

Each year our chapter likes to recognize individuals and firms who have made outstanding contributions to our chapter and our profession. The nominating committee is currently accepting nominations for the following awards: CPM of the Year, CPM Candidate of the Year, ARM of the Year, Associate of the Year, and AMO of the Year.

Examples of outstanding contributions may include activities such as: promoting IREM and its designations to the business community and/or other associations and organizations, adhering to the Code of Professional Ethics, supporting the experience exchange program by submitting reports for buildings under management while encouraging other managers to do the same, contributing to the Journal of Property Management, promoting and being involved in chapter activities, regularly attending chapter meetings, working on committees, encouraging candidates to continue their education, serving on building boards, zoning commissions or housing authorities, and more.

If you would like to nominate one of our members for an award (yes, it’s OK to nominate yourself), please submit the person's name and reasons why they deserve an award to either Ann Reisch orMeridythe Kanagaby the end of September for consideration.
