Dear Members,

I recently had the opportunity to attend a motivational seminar here inOrlando. Perhaps many of you did as well. I thought you might enjoy these highlights on leadership that are worth remembering and incorporating into our daily lives:

  • Always be enthusiastic
  • A leader is a problem solver
  • Great leaders are people of integrity
  • Leaders must instill moral ethics in their staff
  • Great leaders must have convictions and beliefs
  • Leaders are compassionate to those under them
  • Great leaders must understand accountability - for themself and others
  • Leaders must work hard
  • Great leaders must have a positive attitude, think of the future and believe in success

We are all leaders in our personal and professional lives, so we are well served to remind ourselves what it takes to succeed.

Beginning this year, IREM has put into effect a new benefit for its members who wish to re-take a course that they have already taken. For those who wish to experience newly revised curriculum, evaluate the course for employees, or simply to refresh your own skills, you may now take any previously taken course again at a 50% discount. This new opportunity applies to all course formats: classroom, online or home study, regardless of the format originally taken.

 January Luncheon



Tom Cook, CPM

We now can rest easy in knowing what condo conversions are all about. At the January luncheon IREM had the privilege of being educated by uber-developer Cameron Kuhn and his right hand man, our own Tom Cook, CPM. The two answered questions on downtownOrlando's new modern face, and what should be expected from the condo market for years to come.

Equally interesting was Ross Fried's outlook on the apartment industry and the changes that have taken place because of all the recent conversions. In town from Las Vegas solely for our luncheon, Ross was able to paint a picture of how other markets are experiencing similar issues with all the recent conversions in the apartment industry and what steps others are taking to prepare and adjust.

Special thanks to Tom Cook for inviting Cameron Kuhn and to Ross Fried for his special visit to IREM.

Congratulations to those who are celebrating the anniversary of receiving their CPM or ARM designation in January or February:

Welcome to our newest members: Natalie Drapac, Casto Lifestyle Properties, and Thomas Sutton have been approved as CPM Candidates.

Governing Council is the governing board of our organization that shapes the future direction of IREM. It meets during the national conferences and is comprised of past national presidents, current chapter presidents and other selected members. If you have an interest in serving at the national level in this capacity, please download an application from the IREM Web site and submit it before March 22, 2006.

The chapter is sad to report the untimely passing of our longtime friend and associate fromGainesville, Patricia M. "Pat" Mendoza, CPM. She was an active member and past president of IREM Chapter 86, before it merged with Chapter 60. Pat had been a CPM since 1982.

Regretfully we have lost another longtime friend of IREM, Darren Lee, CPM. Darren who was the Regional VP of Paramount Companies, died suddenly on Tuesday. He was 35 years old.

Our thoughts and prayers go out to both families.

 

 Income/Expense Analysis Program

Each year, one of the successful accomplishments of our Chapter has been member participation in IREM's Income/Expense Analysis program. Thus your participation by submitting data on your properties is encouraged and much appreciated. Some salient features of the program area as follows:

  • Submit data online at http://ie.irem.org/irem/cwb
  • Print the data of the website and mail it to IREM headquarters inChicago
  • To get a FREE book, submit data by March 1st (price $275-$315)
  • Anyone can participate to get a FREE book, not limited to IREM members
  • Get a 50% discount between March 2-31
  • Deadline for submittals is April 1st
  • Please mention Chapter 60 to receive credit on the submittal forms
  • To maintain your fiduciary and confidentiality, building name can be fictitious
  • BOMAand IREM use the same form for Office Buildings, please submit to both
  • Receive a complimentary report on your building for comparison & budgeting
