IREM Chapter 60: Central Florida, Orlando
IREM CENTRAL FLORIDA CHAPTER #60
Institute of Real Estate Management
Newsletter

Let's take away the titles, the positions, the designations, the awards and all the accolades we received. When you look back to see what's left, hopefully, it will be our integrity. Values, honesty and high professional ethics are the cornerstones which identify IREM members from the rest of the management industry in demonstrating the trust we earn from our clients, our employees, our customers/tenants, and fellow IREM members. I bring this issue up due to recent events which have caused me to wonder if we have regressed.

Seeking talented property management professionals is something we all aspire to. If I can not keep my best performers happy, treat them with dignity and respect while developing trust and dedication to my company - shame on me. I should understand that another company will be more than ready and willing to recruit them by any means, and I would not blame them at all. That's a fact of our people intense business. Whether it's by face to face contact at an association gathering, a T-shirt with a recruitment slogan, or by handing them an offer on a business card is all considered fair game. But when an entire community management team is approached to move to a new competing property by telling unfounded negative comments to sway them away, it falls into the lazy approach to hiring by using the unethical practice of outright pandering and deceit. Not only has this happened once (as shocking as the first event was) but twice at two different communities in the last six months by two different management companies which is definitely worth reporting. Fortunately neither of management companies are current IREM members. Both staffs not only remained, but where certainly not flattered by the in your face approach in which the recruiters boldly stepped onto the property, and the staffs were more than eager to report the event to me.

We are in a tough, tough business that requires us to have every competitive edge. However, we are the leaders in the property management field and let us never lose sight of the fact that we have an obligation to be the industry compass in showing the way and setting the standard in the manner in which we conduct our business, treat our employees, and respect our competitors.

STOP: Mold and Mildew

I want to thank IREM for the opportunity to discuss how to avoid mold and mildew in your buildings. Most of these problems can be solved by waterproofing the building envelope to keep your buildings dry.

When we speak of the building envelope we are talking about the roof system, parking structures, walking surfaces, floors, pools, windows and exterior wall surfaces. The Roofing Connection has the products and experience to handle your most difficult waterproofing requirements.

These systems are fluid applied, seamless, durable 100% sustainable membranes that requires little maintenance, and with periodic re-coating every 10 to 15 years will last the life of your buildings.

For additional information contact Ed Wallick at 407-294-7663 or by e-mail

Please join me in sending our warmest congratulations to Eddie Lisboa. Eddie, as many of you know has been our chapter Minority Outreach Chair for the past two years. He has been employed with Picerne Management for 3 ½ years as their Affordable Housing Compliance Director. Eddie has now accepted the challenge of expanding his responsibilities with Picerne to include their property management portfolio in Puerto Rico. Congratulations Eddie!

Due to Eddie's expanded duties and his extended travel he has resigned as the Minority Chair. We will miss him and all his efforts and we thank him for everything he has contributed to the Chapter!

January 13, 2004 marked the day we all got the inside story of our industry history and forecast. In simplier terms "What's in it for me" for 2004. Our industry expert Greg Ickes provided insight on the state of the industrial business; Pedro Vermales spoke in depth on the absorption of multi-family; Ron Rogg and Erik Schwetje from CB Richard Ellis brought some new insight into the world of commercial and office sales.

Their information provided us with some statistics that basically stated 2003 was better than 2002 and 2001 but we were not in recovery yet! !

In the last newsletter we were pleased to introduce Coastal Reconstuction and Scott McCurdy. Well, it seems there was a little confusion. You see the photo that was attached to the article was actually some clip art that our designer added. Many who knew Scott didn't know that and wondered if he had really changed that much since they had last had lunch with him.

In an effort to help identify the "REAL" Scott McCurdy we challenge our members to find him in the line up. The first member that contacts Meridythe Kanaga at 407-862-2292 ext 10 and correctly identifies Scott will win a free membership luncheon.

Call now or forever hold your peace!
